We are seeking a highly experienced and detail-oriented Residential Construction Manager to oversee all phases of residential construction projects, from pre-construction through completion. This role is responsible for performing detailed quantity take-offs, creating accurate cost estimates, managing production schedules, supervising project managers, and sourcing and managing trade partners. The ideal candidate has a strong background in residential construction, proven leadership abilities, and a commitment to delivering high-quality work on time and within budget.

Key Responsibilities

Pre-Construction & Estimation

• Perform complete and accurate quantity take-offs based on architectural drawings and specifications

• Prepare detailed cost estimates for labor, materials, equipment, and subcontractor services

• Assist in the creation of construction budgets and schedules

• Coordinate with design and sales teams to evaluate constructability and cost implications

Project & Team Oversight

• Manage and provide oversight to project managers, ensuring project milestones, quality, and safety standards are met

• Monitor construction schedules and adjust resources as necessary to maintain timelines

• Conduct site visits and inspections to ensure work is progressing according to plan

Trade Acquisition & Management

• Source, evaluate, and negotiate with subcontractors and vendors to maintain high-quality trade partnerships

• Issue scopes of work and manage contracts, performance, and compliance of all trades

• Resolve field-level conflicts or delays and ensure all work is performed to company and code standards

Required Qualifications

• Minimum of 3 to 5 years of residential construction experience, with at least 2 years in a management or leadership role

• Strong proficiency in construction take-offs, estimation, and budget preparation

• Experience managing multiple residential projects and cross-functional teams

• Working knowledge of construction management software (e.g., Buildertrend, Procore, CoConstruct)

• Proficient in reading blueprints, construction documents, and technical specifications

• Strong communication, problem-solving, and organizational skills

• Familiarity with local building codes, permitting processes, and inspection procedures

Preferred Qualifications

• Bachelor’s degree in Construction Management, Engineering, or a related field

• OSHA certification or relevant safety training

• Experience working with custom home construction or residential development
